How transfer tax works

A transfer tax is charged when a property's deed changes hands. Depending on the state it's called a realty transfer tax, deed tax, documentary stamp tax, excise tax, conveyance fee or recordation tax. Most states charge a percentage of the sale price; many cities, counties and school districts add their own on top. Who pays is set by law in some states and by local custom in others, and the purchase contract can change it. Who pays transfer tax →
